We are not estate agents and we do not list property. Why Beyond Britain exists

The UK changed. The buying public changed. The media didn't.

Post-Brexit, post-pandemic and through a cost-of-living squeeze, more British residents are seriously looking abroad than at any point in three decades — for second homes, partial relocation, retirement and, for a growing minority, full exit. The overseas-property market they meet online is still built for a 2008 audience: developer-funded portals, low-trust agents and headlines written to sell, not to inform.

Beyond Britain is the publication we wanted to read when we were figuring this out for ourselves and for clients: financially literate, transparent about commercials, calm about timelines, and written for someone who reads The Economist on a Sunday and is happy to spend a year planning a move properly.

We exist because the alternative — Googling "buying a villa in Spain" — surfaces the same recycled portal copy and developer brochures it did fifteen years ago. The British buyer deserves better, and the British buyer is now financially sophisticated enough to expect it.

We are quietly building toward being the default home for that audience: the publication, the affordability tools, the partner introductions, the Club community — and, in time, the small library of country dossiers that every serious British buyer downloads before they pick up the phone.

What does Beyond Britain actually do?

We publish UK-focused intelligence on overseas property and life abroad — the Sunday dispatch (free), country guides, calculators and editorial dispatches. When readers are ready to act, we introduce them to the vetted partners who handle viewings, legal work, mortgages, currency and completion. We are not estate agents and we do not list property.

Are you regulated to give financial advice?

No, and we are very explicit about it. Nothing on this site is financial, tax, legal or investment advice. We introduce you to qualified, regulated professionals in each discipline and stay involved as a connector and editorial voice.

How are you paid?

Most commonly by the developer or partner on completion — never out of the buyer's pocket. Where a sponsorship or commercial arrangement exists, we disclose it on the page. You can always choose your own lawyer, broker or specialist; our introductions are recommendations, not requirements.

Why focus on the UK buyer?

The British buyer market is the largest single foreign-buyer segment in Spain, Portugal, Cyprus and Greece, and most of the existing media is either developer marketing in disguise or generic overseas-property portal copy. We write for the financially literate UK reader the way the FT writes about wealth.

Do I have to join the Club to use Beyond Britain?

No. The Club is our free Sunday newsletter — anyone can join. Most of the site is free. A free member account adds the archive, saved developments and the affordability tools; you can sign up at any time.

Can you help me sell my UK home or arrange a UK mortgage to fund the move?

Yes, through partners. We work with UK estate agents and mortgage brokers for British sellers who are releasing equity, remortgaging or downsizing to fund the overseas purchase. Tell us your situation and we will make the right introduction.

How is the editorial different from a portal?

Three pillars only — aspirational, practical, financial. Long-form, slow, fact-checked, with named partners and disclosed commercial relationships. Closer to The Economist than to Rightmove Overseas.

Which markets are you adding next?

Italy (specifically Tuscany, Puglia and the Italian Lakes), Croatia and Malta are on the roadmap. We add a country only when we have a partner network deep enough to introduce someone we would trust ourselves.
