Affluent UK professionals (35–55)
Higher-rate taxpayers buying a second home in Spain or Portugal, often with one eye on partial relocation or a future move once children finish school.
Beyond Britain is a UK-focused publication and partner network for British residents buying property overseas — Spain first, then Portugal, Greece, Cyprus and the UAE. We are not estate agents and we do not list property. We publish financially literate intelligence and connect you to the lawyers, brokers, currency specialists and on-the-ground partners who handle the buying process.
Most overseas-property businesses look cheap, loud or transactional. We are the opposite: a quiet, considered publication and advisory network for British buyers who think carefully about optionality outside the UK. Financial Times meets Soho House — calm, discreet, financially literate.
Murcia, Alicante, Andalusia, Madrid, Balearics, Canaries.
Spain · Portugal · Greece · Cyprus · UAE.
The Sunday dispatch, free to everyone.
Lawyers, brokers, FX specialists, developers, hosts.
We write for, and quietly connect, the British residents who already know that a base outside Britain is worth taking seriously — for sunshine, for tax, for healthcare, for the next chapter, or simply for the optionality.
Higher-rate taxpayers buying a second home in Spain or Portugal, often with one eye on partial relocation or a future move once children finish school.
Exit-stage founders and operators looking at residency-by-investment routes, tax-efficient ownership structures and quietly relocating their base.
British couples in their late 50s and 60s consolidating equity from a UK home into a warmer, simpler, lower-cost retirement abroad.
Returning expats, dual-nationals and aspirational families building optionality — a base in the Mediterranean, schooling in the UK, working flexibly.
Every dispatch, every guide, every country page lives inside one of three lanes. It keeps us honest and it keeps the writing useful.
Aspirational
Where Britons are buying, what £300k–£3m really buys, on-the-ground notes from Costa Cálida, the Algarve, the Greek islands, and the resort developments we are quietly recommending.
Practical
Post-Brexit residency rules, the 90/180-day Schengen reality, NIE numbers, healthcare, schools, currency strategy, removals, and the order to do everything in.
Financial
Non-resident mortgages, transfer tax (ITP) vs new-build VAT (IVA), Golden Visa changes, the UK/Spain double-tax treaty, releasing equity from a UK home to fund an overseas purchase, and FX hedging on completion.
We only add a country when we have a partner network on the ground deep enough to introduce people we would trust ourselves. Italy, Croatia and Malta are on the 2026–27 roadmap.
Spain
Our home market. We cover Murcia (Costa Cálida), Alicante (Costa Blanca), Andalusia (Costa del Sol), Madrid, Barcelona, the Balearics and the Canaries. Full UK buyer guide and an affordability calculator at /spain.
Explore →Portugal
NHR successor regimes, the Algarve and Lisbon, plus the residency routes that still work for UK passport holders post-Golden Visa changes.
Explore →Greece
The Golden Visa is still open at the lowest thresholds in Europe; we cover the Cyclades, the Peloponnese and the Athenian Riviera.
Explore →Cyprus
English-speaking, common-law system, generous non-dom regime and direct UK flights — a quietly popular base for British business owners.
Explore →Dubai & UAE
Zero personal income tax, freehold ownership for foreigners and a growing British community — for the right kind of buyer, the maths is hard to argue with.
Explore →They are the reason readers keep opening the Sunday dispatch and the reason partners are happy to be introduced through us.
Calm over urgent. We do not run countdown timers, scarcity copy or webinar funnels.
Transparent commercials. Where we earn from a partner on completion, the page says so.
Independent legal cover. We never share a lawyer with the seller, the developer or the agent.
British perspective by default. Every figure is in pounds, every rule is read through the UK tax lens.
Slow editorial. We publish once a week, properly, rather than three times a day, badly.
No spam. One email on a Sunday. Unsubscribe in one click.
We do not run viewing trips, we do not complete sales and we do not give regulated advice. Our value is connecting the right British buyer to the right professional — and staying involved until the keys are in your hand.
We never share lawyers with the seller or developer. We introduce two; you choose one.
UK and overseas brokers covering non-resident lending in Spain, Portugal and Cyprus.
Regulated FX brokers — 0.3–0.5% above interbank, versus 2–3% at a high-street bank.
Local developers and buyer agents who run the viewing trips and the buying process in each market.
For UK/Spain, UK/Portugal and UK/UAE positions — never a hard recommendation, always a warm introduction.
For clients selling a UK home, releasing equity or remortgaging to fund the overseas purchase.
Post-Brexit, post-pandemic and through a cost-of-living squeeze, more British residents are seriously looking abroad than at any point in three decades — for second homes, partial relocation, retirement and, for a growing minority, full exit. The overseas-property market they meet online is still built for a 2008 audience: developer-funded portals, low-trust agents and headlines written to sell, not to inform.
Beyond Britain is the publication we wanted to read when we were figuring this out for ourselves and for clients: financially literate, transparent about commercials, calm about timelines, and written for someone who reads The Economist on a Sunday and is happy to spend a year planning a move properly.
We exist because the alternative — Googling "buying a villa in Spain" — surfaces the same recycled portal copy and developer brochures it did fifteen years ago. The British buyer deserves better, and the British buyer is now financially sophisticated enough to expect it.
We are quietly building toward being the default home for that audience: the publication, the affordability tools, the partner introductions, the Club community — and, in time, the small library of country dossiers that every serious British buyer downloads before they pick up the phone.

We publish UK-focused intelligence on overseas property and life abroad — the Sunday dispatch (free), country guides, calculators and editorial dispatches. When readers are ready to act, we introduce them to the vetted partners who handle viewings, legal work, mortgages, currency and completion. We are not estate agents and we do not list property.
No, and we are very explicit about it. Nothing on this site is financial, tax, legal or investment advice. We introduce you to qualified, regulated professionals in each discipline and stay involved as a connector and editorial voice.
Most commonly by the developer or partner on completion — never out of the buyer's pocket. Where a sponsorship or commercial arrangement exists, we disclose it on the page. You can always choose your own lawyer, broker or specialist; our introductions are recommendations, not requirements.
The British buyer market is the largest single foreign-buyer segment in Spain, Portugal, Cyprus and Greece, and most of the existing media is either developer marketing in disguise or generic overseas-property portal copy. We write for the financially literate UK reader the way the FT writes about wealth.
No. The Club is our free Sunday newsletter — anyone can join. Most of the site is free. A free member account adds the archive, saved developments and the affordability tools; you can sign up at any time.
Yes, through partners. We work with UK estate agents and mortgage brokers for British sellers who are releasing equity, remortgaging or downsizing to fund the overseas purchase. Tell us your situation and we will make the right introduction.
Three pillars only — aspirational, practical, financial. Long-form, slow, fact-checked, with named partners and disclosed commercial relationships. Closer to The Economist than to Rightmove Overseas.
Italy (specifically Tuscany, Puglia and the Italian Lakes), Croatia and Malta are on the roadmap. We add a country only when we have a partner network deep enough to introduce someone we would trust ourselves.
